Prudential Tropical Realty announces a recent residential sale of more than $5 million.

NEW PORT RICHEY, Fla. (June 13, 2005) – Prudential Tropical Realty announces a recent residential sale of more than $5 million. America Carlson and Rosemary Bender sold the property in Apollo Beach in May 2005 after two years working with their client to find the perfect spot on which to build his house.

The 15,460 square-foot-home, seven-bedroom home is being built on two waterfront estate lots and will have a six-car garage, separate guest suite, theater room, and two offices. The property sold for $5,014,750.

Carlson and Bender work as a team out of Prudential Tropical Realty's North Tampa office, located at 15701 North Dale Mabry.

"They are probably the two hardest working women in real estate I’ve ever met," said the homebuyer, who asked to remain anonymous. "What was key for me in working with them is that they were patient in helping me find the perfect place to build my dream home. They followed up when they said they would and they were a pleasure to work with. I will definitely work with them again."

According to the Greater Tampa Association of Realtors®, 6,784 single-family homes have been sold year-to-date through April in the Bay area, with an average price of $195,144. These figures do not include private sales or new construction residential homes sales. According to the U.S. Census Bureau, Hillsborough County saw a population increase in 2004 of 2.9% over 2003, rising to 1,115,960 residents from 1,083,620.

Prudential Tropical Realty has 12 residential offices located throughout Hillsborough, Pinellas, Pasco and Polk counties and is ranked the number-two real estate company in the region. Locally owned and operated since 1959, the Prudential Tropical Realty team offers residential, commercial, property management, relocation, title, and mortgage services.
